Fully amortized, usually no more than ten years, average term is seven years. We will go with longer terms where appropriate and when collateralized with real estate.

Small business borrower customer profile
Our small business applicants represent a variety of businesses, everything from restaurants to furniture manufacturing. However, they do have a number of characteristics in common. They must be located in a CDFI eligible area. While we have successfully made a number of start-up loans, we most frequently seek existing businesses that are looking at expanding or consolidating. These businesses will have accumulated some assets and will have a banking relationship established. They will have good credit, but their deal will not be fully fundable by a bank.

The financing itself is usually structured 50/40/10; with a participating bank providing 50% of the financing, the CDFI providing 40% of the financing and the borrower providing at least 10% in owner injection.

Housing tax credit borrower profile
Borrowers here are limited partnerships or limited liability corporations specifically established to develop these projects. These partnerships usually feature a non-profit general partner which acts as the project sponsor and developer and the limited partner which provides equity to the project by purchasing the low-income housing tax credits allocated to the project. Typically, the non-profit manages the project after construction. We have made loans to projects both with experienced developers and to developers new to tax-credit projects.

Borrowers for this product are typically experienced non and for-profit affordable housing developers. This product is used to acquire land for specific rental and ownership affordable housing projects. It is not a land-banking product; it is used to acquire land for a particular project.

This omnibus product has been used to finance a variety of affordable housing projects including assisted living centers and small (less than ten units) rental housing projects. Borrowers are both for and non-profit. Most are somewhat experienced, but in some instances we have financed the applicant's first project.
